Bridging loans are a form of fast, flexible short-term lending, usually for 12 months or less, which can be used by individuals or businesses. The loan can be used to “bridge” the gap in your finances until either a long-term financing solution can be put in place or alternative funds are received from another source, for example the sale of a property. Unregulated loans are secured against residential investment properties (ie. buy to lets and HMOs), commercial and semi commercial properties, development land, land without planning permission and agricultural land. We do not offer regulated bridging loans.

Development loans are used by developers to fund building projects. Lending is based on the value of the finished project, with funds usually being released at pre-determined stages. We require a full understanding of the client’s experience in the sector, their funding requirements and any the project/properties.

Rates are based on individual circumstances, but as a guide, bridging loans start from 0.59% per month and development finance from 8% per annum.

Having worked on both sides of the industry, we at Kavanagh Ward are fully aware of how we need to work in order to satisfy the needs of both you and your clients. We understand that this can be a stressful process for all parties, so we will always do our best to make it easy.

We believe we have the tools to achieve this, with lenders who are understanding and flexible, along with our appetite for customer satisfaction.

We pay commissions as soon as they are received. As an introducer you will receive 50% of all fee income (with the exception of our Engagement Fee), whether or not you choose to get involved with the application process. You are welcome to give us a name and a number and we’ll do the rest.
